your property needs a renovation you will need some trendy remodeling ideas. Your property management team will tell you that a beautifully designed home is the best marketing strategy to gain many applicants for your property. Landlords must consider various factors before creating a brand-new home to attract potential tenants.


1. Flooring

As a landlord, you can create a perfect rental property for your tenants by choosing the right flooring. Laminate, vinyl, marble, etc. are all valid options, however, the quality of the flooring material varies depending on the manufacturer company. 


Material

It’s important to know what type of flooring you are using. According to these Long Beach property managers, if you are a property investor, you need to have low-maintenance flooring more than anyone else so that you and your property manager are not constantly bothered by complaints from the tenants.


One thing in particular that you need to remember about flooring is that it can carry dust and cause allergic reactions. You need to make sure that the flooring of your choosing is anti-bacterial. 


The flooring can also be easily damaged, either chipped, scratched, or stained. laminate flooring is the most common option due to its resistance and multiple layers. Remember, the tenants are not likely to live on the rental property forever, and it’s not beneficial for you to have to change the flooring every time you look for new guests. 


Design

You can choose the most luxurious couch and the prettiest wall decor, but if the flooring isn’t right, the design is not going to be very attractive. Therefore you need to pick the flooring of the right color and style. 


You could use a carpeted floor, or wood flooring with rugs around the house if you plan to rent out a furnished home.


2. Walls

Rental properties are best to be painted in neutral colors. You don’t know who your tenants are going to be and what preferences they might have. So it’s best if you go for white or beige colors. 


Moreover, Los Angeles is a sunny and bright city, you can put multiple windows around the home. This way, the sun will hit some corners of the property making it look majestic and beautiful. 


You can use different colors for different rooms to make the home look more lively, but avoid using bright and unusual colors or decorated wallpaper. You need to try to make your home appealing to many people so the demand is high and you can also increase the price.


3. The Kitchen

Even if you plan to rent out a property with no furniture, the tenants can’t install sinks and ventilation. Make sure that you are up to date with the trends and try to create a convenient kitchen. It’s important to have flooring and walls that can withstand the heat of the oven, boiling water, oil stains, etc. 


Try to use neutral colors for the cabinets. If you already have good kitchen cabinets, but you don’t like their appearance, you can simply repaint them instead of replacing them and spending money. 


4. The Bathroom

A clean and low-maintenance bathroom is crucial to a comfortable home. You will need to install a shower on top of the bath. Make sure that there is no confusion with the mixer and that the toilet is stable. 


You don’t want leakage, if that happens the bathroom could be ruined and you will have to start renovating all over again. It’s best if you make sure that the pipes are all connected steadily and that there are no issues that could lead to water leakage or an unpleasant smell.


5. Light Fixtures

You don’t need to spend much money on expensive fixtures. Firstly, because Los Angeles is going to provide your tenants with a lot of light naturally during the day, secondly, because the house is up to be rented and your tenants will not pay much attention to the number of light bulbs in each room.


You need to make sure that your home is comfortable and that there is a working light in every room, but expensive and fancy lighting is not going to make your property more valuable.

As a property investor, you need to make sure that your home is appealing to a large group of people. To increase the demand, you should try to stick to neutral colors that can be attractive to anyone. However, the most important factor in renovating a rental property is its convenience, maintenance, and functionality. The house must be healthy for living and the tenants need to be able to clean it easily.
