Most home flippers have trouble with their first few homes since it can be challenging to decide where to spend money on renovations. Where do you spend your money and where do you keep it? What is most important to buyers? How do you make a decision? The advice listed below should help.
Prioritize the important repairs first.
The majority of your restoration budget should be set aside for improvements that the buyer will value but never really see. This covers items like modernized HVAC systems, electrical and communication wiring, and plumbing modifications.
It's time for the enjoyable part once the fundamentals have been addressed. Choose finishing touches that will wow potential buyers with the remaining funds in your budget.
Kitchen remodeling pays off.
It is not required to purchase top-of-the-line appliances, but it is worthwhile to take extra effort to transform the kitchen into a room where your buyers like spending time.
Instead of installing a slide-in range, think about building a double wall oven and cooktop, or add a warming drawer in addition to a microwave and convection oven. Additionally, whenever possible, employ contemporary materials and open floor plans to create a spotless, inviting area that will make purchasers exclaim, "I want it!"
Enhance bathrooms and master bedrooms.
Buyers are "sold" on these rooms in homes. Use paint, window coverings, and ornamental
accents to make the master bedroom a tranquil haven.
To make the bathroom more practical, use sink fittings with built-in storage. Visit the boneyard of a nearby stone fabricator to find amazing bargains on bathroom counter tops, floor, and shower tile.
Note: Some home builders include finish materials in their contract, while others leave selecting these items up to the homeowner. Check your contract for details. Choosing your own finish materials can save you a considerable amount of money if you are able to do some of the leg work, and you get to choose the finished style.
Focus on the details
Even the smallest details can make a space feel harmonious. Ensure that the hinges and handles on each door in the house are the same. While you shouldn't go overboard and insist that every piece of metal in your home precisely matches another, you should at the very least select complementary colors and designs and use them frequently.
Enhance the appearance
Use your resources creatively to give the impression that the home feels luxurious. To do this, start with expensive travertine tile in the foyer to provide a stunning first impression before switching to ceramic or porcelain tile in the remaining rooms. Or, to give some zing to the tub/shower surrounds and the backsplash in the kitchen, mix a line or two of expensive metallic or glass tile among the less expensive field tile.
How far you can stretch your renovation budget with a flip house depends entirely on your design sense and your ability to spot a good deal.
There are times when hiring a professional designer can be the best option. We have worked with several home flippers and real estate investors in Los Angeles who have benefitted from having a designer. The look and feel of a property can make or break your sale price, so if you’re not very design savvy yourself, it may be worth your time and money to find a designer. Many suppliers will also offer design services for their trade.
