When you are remodeling one or more rooms in your home, there is an important question you must ask yourself. Am I doing this just for me and my family, or do I hope to add value to my home for a potential resale? If you know that you plan to sell your home sometime in the next ten years, you may want to focus on which projects will add on the most value while improving your daily life.

Add Square Footage

Any remodeling project that adds square footage onto the home will increase its value, especially if you add on a room to the second floor. You can also add in a space such as a deck or a sun room for a lower cost than adding on a bed or bathroom.

Remodel the Bathroom

One of the areas that gives you the most return on an investment when it comes to remodeling is the bathroom. Most bathrooms have the same basic elements: bathtub, shower, sink, and toilet. But if you want to make your bathroom a major selling point for your home, hire a contractor and put in the extra effort to design the ideal bathroom for any homeowner. Consider separating the tub from the shower, or eliminating the tub altogether for a luxurious, multi-jet walk-in shower. You might even consider adding spa-style features to your bathroom.

Convert the Attic into a Bedroom

Converting the attic into the bedroom is a larger task than one might think, as the surfaces must be refinished and you must put in the proper amount of insulation and connect any heating or cooling equipment. But once you convert this area into a usable space, it becomes a much more attractive purchase for potential buyers.

Do a Lot of Research

Whatever you choose to upgrade, make sure you do a lot of research first and work with a quality contractor. Look up what types of projects can give you the most return on your investment by finding out what buyers in your area are looking for. Consult with your contractor for more ideas.
